Design Review and Value Engineering

Apogee Consulting Group provided third party code review, system coordination review and value engineering services for the new construction of a 255,000 square foot, 18-story high rise office building shell, with first floor mixed use space. The review covered all aspects of the mechanical, electrical, plumbing and fire alarm systems. The CapTrust building achieved LEED® Gold Certification.

Outcomes of Apogee's review included:

  • Several modifications identified that were worth approximately $300,000 in savings:
    • Reduction in water system condenser;
    • Replacement of cast iron sewer lines with PVC;
    • Identification of areas with excess outside air;
    • Identification of electrical conductors and conduit.
  • Several code compliance and system coordination issues were identified, and that saved a projected $95,000 in change orders. These included, but were not limited to:
    • Undersized grounding conductors;
    • Incorrectly routed backflow prevention drainage;
    • Incorrectly sized breakers and panels for some of the larger mechanical equipment.
